Are you ready to make the leap to homeownership this spring? The real estate market is booming, and while there will be a lot of competition among potential buyers, there will also be no shortage of homes to choose from. And each of those homes will offer unique charm and character. So, how do you choose? Here are a few of the top features to look out for when shopping for a St. Louis home:

 

Home Office

With many people still working remotely or in some kind of hybrid model, a home office remains high on the amenity wish-list for prospective buyers. The benefits of having a dedicated workspace are many — it helps you stay focused and productive, and it also allows you to close the door at the end of the day and preserve your work/life balance. If you do work from home, this could be a helpful option.

 

Kitchen

If you have a big family or entertain often, the kitchen will be an important consideration. Homes with a spacious kitchen and an open floor plan (kitchen, dining room, living room all open and in close proximity) tend to sell quickly. This setup is perfect for both family time and entertaining. Pay attention to things like high-end appliances, storage space, and the materials used for the cabinets and countertops.

 

Energy-Efficiency Level

While the St. Louis summers and winters aren’t as bad as in some parts of the U.S., our utility bills can still be quite high during those months. Finding an energy-efficient home can save you a considerable amount of money in the long run. When touring houses, check to see if the appliances, windows, and HVAC systems are energy efficient models. Windows and doors should have a tight seal as should the HVAC ventilation systems. Ask about the structural materials that were used and whether or not they’re efficient in retaining heat and cooling. The listing agent should have access to that information.

 

Bathrooms

You probably know how many bathrooms you’ll absolutely need, but have you decided on the type of bathrooms you want? Do you want an enclosed shower and a soaker tub? Do you need one sink, or two? Would you like a built-in dressing table or an attached walk-in closet? These questions are things you should think about if you want a modern and updated home.

 

Location

Locate might be the most important amenity of all. As a homebuyer, it’s important to do your research and choose a location that suits your wants and needs. Do you need a quiet area, or would you prefer to live in a neighborhood full of restaurants, cafes, and shops? In 2022, the majority of buyers are looking for easy access to main roads and freeways and an area that’s safe as well.

 

Outdoors

While most of us don’t have (or don’t need acreage), most buyers are looking for some outdoor space. Some prefer a balcony or a rooftop, while others prefer a traditional backyard – either way, the majority are looking for a space to be able to entertain outdoors during the warmer months. Again, it all depends on you and your lifestyle.
